Glenwood Development Company LLC ("GDC"), based in Gilbert, Arizona, was established in March of 2001 by Robert W. Klepinger and Jerald S. Gerard. Its primary business is the acquisition, development and management of income-producing commercial properties within the Greater Phoenix Metropolitan Area.
GDC offers a team of qualified and hard-working professionals who have delivered bottom-line results for tenants and investors. The managers and key officers of the company have enjoyed business affiliations with one another for over 12 years, a direct result of their mutual respect and trust.
GDC began in 1990 as GFG Development, Inc., a joint venture between Robert W. Klepinger and Glenwood Financial Group, Inc. ("GDC"). GFG is a real estate services company based in Glendale, California. In 1994, Mr. Klepinger became a principal in GFG, and began developing projects in Arizona in 1996. By 1999 the number and quality of deals in Arizona prompted the opening of a satellite office there. Mr. Klepinger and Mr. Gerard moved from California with their families to run GFG's Arizona operations, at the same time overseeing the development activity in California. By the time GDC was formed in 2001, GFG had developed nearly $60 million in real estate assets in California and Arizona for its own account. Glenwood Development Company continues to be the development partner for GFG in Arizona, managing over $35 Million in assets for the combined companies, in addition to GDC's own projects.
Robert W. Klepinger
Mr. Klepinger, age 50, is Managing Member of Glenwood Development Company LLC. Before forming this company, he was a principal in Glenwood Financial Group, Inc., in Glendale, California, and President of GFG Development, Inc. since 1990. Prior to that, he was a regional director for HSW Investments, Inc., one of the nation's largest open-air shopping center development companies. Prior to HSW, he was employed for seven years as the Real Estate Director for Cardon Investments, a privately-held real estate investment company based in Mesa, Arizona. Mr. Klepinger has been directly involved in the development and leasing of over one million square feet of retail and office space. He earned a Bachelor of Arts degree in Business Finance from Arizona State University in 1983. He and his wife are the parents of five children.
Jerald S. Gerard
Mr. Gerard, age 47, is a Managing Member of Glenwood Development Company LLC. He was Vice President of GFG Development, Inc. for the three years prior to the formation of Glenwood Development Company. Before that, he was President of Inland Commercial, a commercial real estate management and brokerage firm based in Anaheim Hills, California. Mr. Gerard was responsible for all business operations and activities related to the leasing and management of over thirty retail centers within Southern California's Inland Empire. Mr. Gerard was a Regional Leasing Director for Centers Business Management from 1990 to 1993, where he directed all shopping center leasing activities for that firm in the Inland Empire. He earned a Bachelor of Arts Degree from Gonzaga University in 1986, and attended Loyola Law School.
Jeffrey W. Kost
Mr. Kost, age 34, is the Director of Development for Glenwood Development Company LLC. In this capacity he is responsible for the entitlement and construction of all Glenwood projects. He has been employed by Glenwood since 1999. Prior to Glenwood, Mr. Kost was a new construction and operations manager with Edwards Theaters, Inc. in California. He attended California State University Northridge with a major in Marketing. Mr. Kost is also a certified construction manager through Arizona State University's construction management certificate program.
Bradley N. Forsgren
Mr. Forsgren, age 31, is the Controller of Glenwood Development Company LLC. He was hired in September of 2002. He has previous experience in construction and sales. He actively handles the accounting and finances for Glenwood Development Company. Mr. Forsgren earned both an undergraduate degree (2002) and a masters degree (2003) in Accountancy and Information Systems from Arizona State University.
Lecia L. Crider
Mrs. Crider, age 34, is the Property Manager for Glenwood Development Company LLC. Lecia was hired by Glenwood Development Company in October 2005. Lecia contributes 7 years of property management experience in both commercial and residential properties to the Glenwood Team. Before property management, Lecia spent 5 years in the insurance industry. She is currently responsible for successfully handling all the Property Management aspects of Glenwood Development Company's properties.
